Typically, most standard office buildings in Bangkok have a minimum 3 year lease contract, but if you are a start-up company or just opening a new office in Bangkok, you may prefer a shorter lease term, and this is another advantage of serviced offices.
Plus, they come fully furnished, and fitted with an attractive entrance, lobby waiting area, receptionist etc. Although the rent may be much higher per sq.m., the initial start-up costs will be lower as you won't have to pay for a complete office fit-out, furniture, equipment, and receptionist staff.
